"We've been trying to attract commercial for a long time, so it is great to see it now," Polk County Planning Administrator Erik Peterson told GrowthSpotter in August. "It is needed in the community."
He was talking about one site, a 56-acre tract at US 27 and Holly Hill Grove Road 2, just north of Ridgewood Lakes. Construction has started there on Davenport's first Walmart Supercenter, and a Sam's Club is planned beside it. The quote also covers the rest of 2026 on this road. Davenport's errand map has been redrawn in stages this year, and the biggest stage is still a construction site.
Citrus Creek took the first piece of the weekly run
Away from Posner Village, the first real change came on June 25, 2026. That day Publix opened its store at The Shoppes at Citrus Creek, 42660 US Hwy 27. Per Publix's opening announcement, it's a 48,387-square-foot full grocery store with a pharmacy and a Publix Liquors next door.
It's a short drive from I-4, so for nearby communities like Charles Cove the grocery trip now stays on US 27. The center also has space set aside for a Tropical Smoothie Cafe, Great Clips, a nail salon and a Fifth Third Bank. Publix was the anchor that opened first. Before you plan a stop at any of the smaller tenants, call ahead to check whether it's open. The Publix store page has current hours and pharmacy details.
Posner Village kept adding one tenant at a time
The other half of this year's change happened at Posner Village. It's been filling in one storefront at a time for years. Panera Bread opened at 1121 Posner Blvd in June 2023. Potbelly followed at 1315 Posner Blvd in March 2025. Culver's is also on the strip at 1107 Posner Blvd.
Two newer names are now open there:
- CAVA, 1339 Posner Blvd. WFTV reported the Mediterranean bowl-and-pita restaurant open by June 21. Its opening-day fundraiser went to Feeding Tampa Bay. CAVA's location page lists hours of 10:30 a.m. to 10 p.m. daily.
- EōS Fitness, 1281 Posner Blvd. The gym's page lists it as open 24/7, which makes it one of the few places on this part of US 27 with the lights on all night.
Foxtail Coffee is a few minutes from that cluster at 400 Legacy Village Drive, Unit 103. Its location page lists hours of 6 a.m. to 9 p.m. daily, Kelly's Homemade Ice Cream, and beer and wine.
That's how this corridor has grown so far, with each new name at Posner adding one more reason to make the drive. The big-box shopping trip has never been one of those reasons, because Davenport hasn't had a Walmart or a Sam's Club.
What is actually going up at Holly Hill Grove Road 2
The Tampa Bay Business Journal put the timing in its September headline: "Walmart, Sam's Club coming to Davenport in 2027." The paper's summary says Davenport "will soon get its first Sam's Club and Walmart."
GrowthSpotter's August report gives the size of the plan:
- The land: 56 acres, bought in April 2025 for more than $23 million.
- The anchors: two big-box stores side by side, 197,798 and 170,818 square feet.
- The parking: room for more than 1,500 cars.
- The outparcels: nine pad sites along the edge, two of them planned as gas stations.
The larger store alone is about four times the size of the 48,387-square-foot Citrus Creek Publix. Together the two stores come to roughly 368,600 square feet on one corner. The Publix took the grocery run. This site is built for the bulk run, the household-goods run and the fill-up on the way home, all in one parking lot.
The project has been on GrowthSpotter's radar for a while. In April 2025, the outlet reported that construction was expected to start in 2026 and that the two stores might not be built at the same time. By August 2026, it reported that work on the Walmart Supercenter had begun. The 2027 target applies to both stores, but given that earlier note, it wouldn't be surprising if one opened before the other.
Outparcel six is a 24/7 Whataburger
The first tenant named out front is Whataburger. GrowthSpotter reported that it will sit on outparcel six as a 24/7 restaurant of more than 3,000 square feet. It will be Polk County's first Whataburger in decades. Peterson told GrowthSpotter there were at least three in Polk County in the 1980s, in Lakeland, Bartow and, he believes, Winter Haven. "It's good to see them coming back," he said. "The location they are choosing is an excellent one, located with the new Walmart and Sam's on US 27."
The developers met with Polk County on July 22 for a pre-application meeting. They settled on a Level-2 review, which is the county's formal administrative site plan and engineering review. In mid-October, a Tampa Bay Business Journal piece described the Davenport location as "taking shape." GrowthSpotter's August report gave no opening date, so for now treat it as a restaurant under development.
Of the 1980s list, Peterson's favorite memory was from college at Florida State: "There is nothing better than a breakfast taquito at 2 a.m." With EōS already open around the clock on Posner Blvd, this stretch of US 27 will have two businesses open all night once Whataburger arrives.
Until then, the calendar still runs through Tom Fellows
The new retail is on the highway, but the City of Davenport's own fall calendar centers on the Tom Fellows Community Center at 207 North Blvd. W. Three dates are coming up:
- Trunk or Treat, Saturday, October 31, 6 to 9 p.m. The city's listing promises decorated trunks, trick-or-treating, music, games and a costume contest.
- Central Florida Heroes 5K, Saturday, November 7, at Tom Fellows. The race honors the region's firefighters, police officers, EMTs and military members. The start time isn't posted yet, so check the event page closer to race day.
- Christmas Tree Lighting, Wednesday, December 2, at Tom Fellows, per the city's event page.
City offices close for Veterans Day on November 11 and for Thanksgiving on November 26 and 27. The Davenport City Commission meets at 7 p.m. on November 2 and November 16. The Planning Commission meets at 6:30 p.m. on November 16. The Holly Hill Grove Road 2 site is going through Polk County's review, but the city meetings are on the calendar for anyone following other development along the road.
For now, groceries and prescriptions can happen at Citrus Creek, while dinner or a late workout points you toward Posner Blvd. The big-box run still means leaving Davenport until the stores at Holly Hill Grove Road 2 open, which the Tampa Bay Business Journal's headline puts in 2027.
